Mr Clevering said Heriot Bay, about a 20-minute drive away, is the closest village for necessities. On the east coast of Vancouver Island (not to be confused with the city of Vancouver), Campbell River, with a population of approximately 35,000, has more extensive shopping and dining opportunities. The ferry departs regularly from Quathiaski Bay, about half an hour away. and it takes about 10 minutes.

This Nuyumbalees Cultural Center, also at Quathiaski Bay, honors the history and traditions of the Kwakwakaʼwakw peoples. At the northern tip of Quadra Island, Main Lake Provincial Park protects a chain of six freshwater lakes and allows camping, kayaking, and hiking.

Mr Clevering said the nearest international airport is Comox Valley Airport on Vancouver Island, about 90 minutes away.

Quadra Island is the largest of the Discovery Islands, an archipelago located between Vancouver Island and Canada’s westernmost province, the mainland of British Columbia. Mr Clevering said the population rises to about 6,000 during the summer months.

The average selling price of 35 reported homes sold on Quadra Island and neighboring Island of Cortes in 2021 was CAD 809,586 ($635,000), down from an average selling price of CAD 980,431 (770,000) for 32 sales in 2020. According to data provided by Erica Kavanaugh, Realtor Royal LePage Parksville-Qualicum Beach Realty and chairman of the Vancouver Island Real Estate Board. (A single $3.565 million sale on Quadra in 2020, the largest sale in the island’s history up to that point, probably inflated that year’s average.)

That average price will buy you a home that needs some updates on less than an acre of land with no ocean views, Mr Clevering said. A half-acre building with partial ocean views, a well, and an on-site septic system recently sold for CAD295,000 ($230,000), Quadra said.
