House Hunting in Mexico: A Modern Hillside Masterpiece in Acapulco

This contemporary five-bedroom House Acapulco Bay overlooks through the hillside community of Las Brisas in Acapulco on Mexico’s Pacific Coast. Laura de la Torre de Skipsey, representative of Mexico’s Sotheby’s International Realty, said the house was designed by famous Mexican architect Miguel Ángel Aragonés and was completed last year.

“The design is very vertical,” he said, with more than 14,000 square feet of living space spread over five floors. Spare white interiors, floor-to-ceiling glass walls, and neutral marble flooring can be illuminated in soothing neon hues at night. Electronic shades in the house provide sun protection and privacy.

From the driveway, the main entrance opens to a corridor with stairs leading to the fourth-floor living area, an open, glass-walled space with expansive bay views and 16-foot ceilings. There is an infinity pool on an adjacent patio. A wall separates the stylish Italian kitchen with a large central island and state-of-the-art appliances from the living area.

Above the living area, on the roof, there is a garden with stone patio and marble bar. Below, on the third floor, are two bedrooms large enough for king-size beds, as well as a family room with kitchenette, a fully equipped movie theater and a small exercise room with massage table.

There are two more bedrooms on the second floor. One can accommodate two double beds and the other four twin beds – two on the floor and two upstairs in a sleeping loft.

The master bedroom suite on the ground floor has sliding glass doors that open onto a courtyard with a shaded sitting corner and a second pool.

Miss de la Torre de Skipsey is notable among neighboring properties Casa Arangois a circular concrete house with a deep, open terrace designed in the 1970s by American architect John Lautner, an early apprentice of Frank Lloyd Wright.

The iconic resort of Las Brisas, dating back to the 1950s and known for its white-pink color palette, has a private beach club. “Sixty years ago,” said Ms. de la Torre de Skipsey, “Las Brisas was the prime place to be. All the famous actors and billionaires had homes there. It’s a hill, so all the houses have a magnificent view of the bay.”

Acapulco International Airport is approximately 20 minutes away. Mexico City International Airport, with more international flights, is a three-hour drive away.

Century 21 Lol and Associates broker Lola Aguirre Gutierrez said the price range for homes in Acapulco is very wide. “There are properties that face the sea between $25,000 and $3.5 million,” he said. “A versatile market – Acapulco for all budgets.”

Most properties are for resale, he said. New condominiums are scarce, except in what’s called the “Diamond Zone,” a newer, more upscale resort in the south of the city. (Las Brisas is located within this region.)

Ms de la Torre la Skipsey said the average price per square foot in Las Brisas is about $2,500 ($232 per square foot). (Many properties in Mexico, including this one, are marketed in US dollars.)

Ivan Castillo, real estate attorney and general manager of Secure Title Riviera Maya, said the Acapulco housing market is largely local. “One reason is that there are almost no international flights at Acapulco airport,” he said. “So it’s more common for people from Mexico City to like that area. There are foreigners there but you hardly ever see it.”

The pandemic caused a sharp decline On an international trip to Mexico. In the first quarter of 2021, the 11.4 million visitors registered by the Mexican Embassy’s economic affairs unit in the US were about half the number recorded in the first quarter of 2020.

About 85 percent of buyers in Acapulco come from Mexico, specifically Mexico City, Puebla, Morelos, Pachuca and Querétaro, Ms Gutierrez said. “We still retain some North American interest, but very few Europeans,” he said.

Ms de la Torre de Skipsey said several high-end hotels in Acapulco had registered record numbers of foreign bookings, which could signal increased interest in investing in vacation homes.

Foreign buyers must obtain a permit from Mexico Ministry of Foreign Affairs. Additionally, Mr. Castillo said foreign buyers buying within 30 miles of the coast or 60 miles from the border should purchase through a Mexican bank trust or a Mexican company.

Transactions are completed through a notary public, and buyers must also meet government requirements to prevent money laundering. “The notary must verify that the money paid for the property came from the buyer’s own account,” Mr. Castillo said.

Ms Gutierrez said agent commission in Acapulco is usually between 4 and 6 percent of the selling price and is paid by the owner or developer.

Mr Castillo said the transfer tax in Acapulco is 2 percent of the purchase price. Closing costs, including the cost of establishing the trust, are typically between 4 and 7 percent.

Ms de la Torre de Skipsey said this home’s annual property taxes are about $1,390 and annual maintenance fees are $7,650.
